99 Ranch Market to Open in Mill Park’s Plaza 205

This may have been in the works for a while, but thanks to a tweet tip from Iain MacKenzie (@maccoinnich), I’ve learned that east Portland will be home to a 99 Ranch Market. It looks like it’s going to open in the old Office Max space (EDIT: not the Hometown Buffet space, as I originally suggested—big box store spaces, they all look so similar). The projected opening is Q2 of 2024, so springtime next year.

Along with 99 Ranch, a very popular Asian supermarket chain founded in Buena Park by Taiwanese immigrant Roger Chen back in the 1980s, a Ten Seconds Noodles will open adjacent to it. This is a Chinese noodle house chain that started in Yunnan, China. The location of these two businesses will be in the Plaza 205 center—not to be confused with Mall 205, which it is just west of Plaza 205. Both are over the freeway from Montavilla.

A small handful of permits for the location were set up last month and they are now under review. The things involved in the permits include the general buildout, installation of mechanical systems, adding walk-in coolers/freezer, constructing a demising wall—my guess is that this is going to be between the supermarket and the noodle house. But I’m no construction whiz, so YMMV.

The LoopNet listing couches the other spaces available nearby as “Opportunity to join dominant Asian Market for East Side of Portland.” The Red Mountain Group, a retail redevelopment developer in CA, refers to this Ranch 99 as “new prototype 99 Ranch Supermarket.” I’ll be curious to see what sets it apart from the others as a “new prototype.”

Personally, I find the opening of Asian supermarkets to be pretty exciting. They offer good deals, interesting and delicious products, and serve an important need of the community. I’m glad to see Ranch 99 Market join the others in and around east Portland.

  1. hey there! they have a banner up over the space and it looked like it was the old OfficeMax space, not the hometown buffet! could be wrong since we were driving, but im pretty sure it’s the OfficeMax since i was working in the spirit halloween there last year and this year they’re one over in the old big lots 🙂

  2. So excited! There’s not much I miss about living in southern California but I do miss Ranch 99. There’s one out on the west side but it’s far off the path for me. Fubonn and H Mart and Lily Market are great, but I will be so glad to have 99 back in my life!!! (Tiny edit but I think you have the address of the lot wrong. Should be 5 digits way out there.)

    1. You are correct! I did have the address wrong. Thanks for pointing it out – I’ve fixed it. It will be great to have Ranch 99 here on the east side, for sure!
