
Back in January of this year, I wrote about Bon Bánh Mì, a real mystery at the time. Originally, a Bridgetown Bites tipster first alerted me to it in December 2024, and I kept checking in on it over the months—both online and driving over to SE 122nd. It was “coming soon” for so long. So you can imagine how happy I am to tell you that Bon Bánh Mì is finally open!
Previously, Pizza Hut
The building opened in 1971 and judging from its shape, it started out right off the bat as a Pizza Hut. According to a video by Andy’s Retail Exploration, it closed in 2023. Its Yelp page is rife with one-star reviews and this comment sums up the overall experience with this Pizza Hut: “Legitimately the worst Pizza Hut I’ve ever had to deal with.”
This location also had some nuisance complaints in 2018 and 2020, which had to do with trash and debris—including two large couches and a pile of fill dirt. So that, plus the reported dismal level of service was likely its downfall. If you ever ate there, I would welcome hearing your experiences, especially if it was in the 1970s, 80s, or 90s.
Bon Bánh Mì Arrives
It looks like they did a soft opening on Monday, August 11 and officially opened on Saturday, August 16. It is run by the same people who operated Bon Baguette in Happy Valley. It also appears they are baking the bread there on the premises, as there are baking racks and ovens in the back of the space, beyond the front counter.

As you enter the restaurant, there is a touch screen where you can place your order, as well as the ability to order at the counter, where you also pick up your food. There’s seating inside—tables and chairs, as well as stools at a window bar.
The name, “Bon Bánh Mì,” is the same as a popular mini-chain in the Charleston, SC area—I kept running into it as I did my research on the Portland Bánh Mì.
What To Expect at Bon Bánh Mì
The Food
Well, first there are the banh mi that start off the menu. Most of the sandwiches are the same as the ones they served as Bon Baguette—the traditional bánh mì đặc biệt, as well as pork (meatloaf, grilled, bbq, crispy pork belly), grilled chicken, meatball, and grilled beef. They run between $6.50 and $7.50, which seems like a good price.

They also serve a few items they call “Sandwich,” including ham, turkey, and cheese; pastrami and cheese; and avocado and egg. These appear to be grilled sandwiches on white bread and are between $7 and $8.
They have a special where you buy five sandwiches, get one free.
Other food on the menu includes egg rolls, patê sô, steamed buns, soup—Bò kho (beef stew) and Càri gà (curry chicken). They offer a couple of bowls—Bánh hỏi heo quay (crispy pork belly) and Bún thịt nướng (grilled pork vermicelli). These range between $2 (BBQ bun) and $15 (beef stew).

To the left of the counter inside is a refrigerator with some grab and go items and drinks. The sign outside the the restaurant mentions a deli, so I expect more deli items will go in there as time goes on.
To Drink
You’ll find Vietnamese coffee (Cà phê sữa đá), sugar cane juice (Nước mía), Thai iced tea, milk tea, bubble tea, and Italian sodas. Free toppings include boba, popping boba, lychee jellies, and rainbow jellies. It looks like the buy five, get one free also applies to drinks, too. Drinks are between $5 and $5.50.
They’ll be open 7am to 4pm daily.
The local online Vietnamese community seems pretty happy with the place and are glad this shop has opened at this location.
