
Back in 2019, Henry’s Tavern in the Pearl District closed its doors forever. Earlier this spring it became clear that there were plans to alter the space, with a new tenant to move in when the time was right. According to city documents, that tenant is called Hearth & Vine. Here is what we know so far.
The Closing of Henry’s Tavern
In September 2019, The Oregonian reported that Henry’s Tavern abruptly closed; the tavern posted news about the closure on Saturday, September 28 on Instagram. Employees learned about the closure the day before, on Friday. They had been open for 15 years in the Henry Weinhard Brewery complex, part of the Brewery Blocks.
A manager said about the closure, “It was completely out of the blue. More than 100 people depend on this job to pay the bills and support their families.”
Recent Permits
“Recent” includes a couple of permits with the City—one set up in May and one set up in August. The August one deals mostly with fire alarms and smoke detectors, but the May permit involves removing exterior awnings, demoing walls, creating new walls, remodeling the bar, seating areas, kitchen, mezzanine, ceiling, flooring, finishes, plumbing and electric.
In May 2025, plans from GBD Architects were accessible via the Portland City Auditor archives (efiles). The document is called Henry’s Redevelopment Brewery Block 2. Some well-established companies were listed as part of the Project Team:
- Building Management: BGO, 299 Park Avenue in Manhattan.
- Architects: GBD Architects, 1120 NW Couch Street in Portland.
- Contractor: Swinerton, 850 NW 13th Avenue in Portland.
- Tenant: APICII, 93 4th Avenue in Manhattan.
- Client: JLL, 1120 NW Couch Street in Portland (Note: not part of the main Project Team list).
I was particularly intrigued by the involvement of APICII, a hospitality management and concept development company in NYC, run by Founder and CEO Tom Dillon. I did reach out to him and Erik Haskins at JLL, but did not receive a response from either of them.

The LLC Behind Hearth & Vine
I could not find much information about who is behind Hearth & Vine, the trade name for the LLC associated with it, mundanely called “12th Ave F&B Management LLC.”
One thing I did find in my research process—something I’d never seen before (but that doesn’t mean it hasn’t happened at another time)—was that these folks hired a business license consulting company outside of Oregon to file their liquor license application: Texas-based Bluebonnet Consulting. They “focus exclusively in the area of alcoholic beverage licensing.”
Looking at the ORSOS records, it appears the LLC’s jurisdiction is in Delaware. They had to file something called an Application for Authority (To Transact Business), which essentially allows for a business that was incorporated out of state to legally conduct business in Oregon.
Liquor License Details for Hearth & Vine
The liquor license application filed with the City of Portland outlines some of the practical aspects of Hearth & Vine’s operation:
- They’ll be open every day.
- They be open 7am to midnight every day.
- They plan to operate indoors and outdoors.
- They have a lot of seating: 121 in the restaurant, 78 outdoor, and 140 of “other seating.”
- They’ll have live music, recorded music, and a DJ as far as the sound system goes.
- They applied for a full on-premises liquor license, so everything from beer to cocktails will be available for them to prepare.
As far as an online presence for Hearth & Vine, there is none at the writing of this article, at least none that I can find. I’ve got one possible connection, but it’s weak so I will refrain from sharing it for now.
