
The former King Harvest Hummus space has new life in it: Case Study Coffee is opening their sixth location there.
Case Study Coffee: How Do We Know?
I first caught wind of this news back in October 2025 from a Bridgetown Bites tipster, who emailed me this:
“I live in Buckman, and noticed that the windows of the old King Harvest Hummus building on SE Morrison at 15th had paper up with some construction going on inside. I poked my head in and asked what’s going in there, and it’ll be a new location of Case Study Coffee with a drive-up window.”
I reached out to Case Study a number of times over the past few months, but I don’t think they were ready to talk about this new location. I did want to confirm this tip with them first. However, yesterday I spotted the new address listed on their Locations page. They added, “Our newest location will feature drive-thru ordering and pick-up.” This is different from any of their other locations in Portland.
Over the months, I’ve driven by and activity there was consistent; it seemed to be taking a good amount of time to do whatever they were doing inside the building. I know the owners of the other Case Study locations, Wes Russell and Christine Herman, put a lot of time and thought into how to make each of their cafes look just as they’d like them to, so that level of detail has also probably contributed to the amount of time is has taken to open this spot.
Barista Magazine stated in a 2014 article, “inspired by the mid-century architectural movement of the same name, and each shop reflects the design aesthetic in a different way.” I look forward to seeing what kind of mid-century details are implemented here.
A Recent Permit Was Another Clue it Was Going to be Case Study Coffee
Over the weekend I spotted a permit with the city that was set up on January 20: “Install a used coffee roaster, vents, and extend gas to the roaster. Extend 2 lbs gas line to roaster. Electrical by others.”
This was the detail along with the earlier tip that confirmed they were coming to this location. The property is longer than you might think, and I’m guessing the roasting will happen in further back in the building.
That Drive-Through, Tho
You might be wondering how they can operate a drive-through in the City of Portland, which put limits on implementing drive-throughs through zoning codes. King Harvest vacated that location in summer 2024, which is within the three- year time span in which drive-though operations must resume. If a drive-through stops operating for more than three years, it can’t start up again, and no permits will be issued to rebuild it.
But since they are within those three years, it’s all good for Case Study.
By the way, that drive-through at the Dairy Queen on SE Division? On December 29, 2025 the city allowed an inclusion of the drive-through, but a neighbor appealed on January 12, 2026, so they are on to the hearing portion of the process.
King Harvest Hummus
We reported on the end of King Harvest Hummus in this location in August 2024. They had been there a long time—since 1986. So why did they leave? They needed a bigger space.

They are currently operating at 201 NE 2nd Avenue at the Pacific Coast Fresh building, which acquired them in 2023.
Floyd’s Coffee
The Mercury has a story about the tension between King Harvest’s owner (Howard Durand) and the owners of Floyd’s Coffee in 2009:
“Five years ago, Jack Inglis and his wife Cris Chapman opened the bright yellow drive-through café in the corner of the King Harvest Natural Foods building on SE 15th and Morrison. Things went downhill fast. After a year, landlord Howard Durand (the owner of King Harvest) handed the couple a utility bill—scrawled on a receipt slip—for $7,814. Inglis and Chapman refused to pay the hefty sum for their 500 or 600-square-foot coffee shop (the landloard and tenant cannot agree on the size). Durand refused to negotiate. Two weeks later, Floyd’s received an eviction notice.”
So this space is returning to coffee after all those years.

This is a great location, and that drive-through will likely be embraced by drivers—perhaps even by bicyclists and pedestrians at times. I’ll be curious to see how they operate it and how speedy they need to be in there to keep it flowing. All the best to the Case Study team as they get ready to open.

Coffee shop good; drivethru bad. Sorry to hear this place will bring that back to the neighborhood.
I don’t think the hummus place maintained the drive-through since there was a fence over the curb cut. That means the rights to the drive-through were lost long ago.

I’d like to update a few of the details between Floyd’s Coffee Shop and their nefarious landlord Howard Durand. I was one of the owners. After Howard unsuccessfully tried to evict us he then tried to get us to pay for utilities . He hadn’t thought to put that into the lease and then tried to retroactively charge us about $25, 000. over our 4 .5 years tenancy . We actually weren’t evicted , instead he refused to honor our rollover agreement because of a lease loophole. Howard often would tell us “you’ve got a gold mine here “ and well, he wanted it for his own. But unfortunately for him it was never meant to be . Instead we built out our next shop half way down the block-secretly. We moved into our new space without missing a single day of business and we took our gold mine with us.
